The short answer

Choose “Offer to sell the repair shop to Takumi, and donate the proceeds to the concert” for the concert ending and Rock for the ages. Choose “Say that technology and mega malls are the future, and it's time to stop living in the past” for the mega-mall ending and Globalization.

Final choice and outcome

Concert: offer to sell the repair shop to Takumi and donate the proceeds to the concert. This unlocks Rock for the ages; regular shop bills stop after the story.
Mega mall: say that technology and mega malls are the future. This unlocks Globalization; the replacement storefront charges ¥5,000 rent every seven days.
Both outcomes continue into sandbox play. Story customers stop visiting, while online orders, the marketplace, licenses, upgrades, and decorations remain available.

The earlier route fork is not the ending

Baketsu route — Ghost in the frame
Haruhi route — Melancholy
Kaito route — Ronin
The story continues after this fork, so its achievement does not lock the final concert or mega-mall choice.
